At Tenant Direct, we understand that students may need a bit more support and guidance than our other tenants, because they are dealing with so many new experiences in their lives. Maintaining a register of interest
If you know that you will soon be looking for student accommodation, we will take your details and requirements and hold them on our central database of interested tenants. We can then send you SMS alerts when suitable properties arrive on our books.
Advertising properties
We maintain a large database of all the properties that we have checked are safe and suitable for students, and we present them on our website organised by the number of student bedrooms available (from 2 up to 9 bedroom accommodation is available).
Accompanying you on viewings
We will show you around any property you are interested in, and answer any questions you may have honestly and fully. We recommend that viewings take place in daylight hours, so you get a really good look at the property and the neighbourhood.
Checking properties for health & safety compliance
All of the properties on our books have the required certification for health and safety - such as GAS SAFE safety certification for gas appliances. In fact, we will not advertise a property until all the appropriate checks have been done.
Arranging contracts
We will draw up the Assured Shorthold Tenancy agreements with your landlord, on a Joint Tenancy (where all students sharing are listed on one contract).
Managing deposits
From 6th April 2007, the government authorised three companies to act as scheme administrators for tenant's security deposits, these are namely ‘The Deposit Protection Service’ (DPS), ‘The Dispute Service’ (TDS) and ‘Mydeposits.co.uk’ . Therefore, when a landlord or agent takes receipt of a tenant's deposit, it must be registered with one of these companies within 14 days of the start of the tenancy, The landlord or agent is then obligated to inform the tenant of the name of the company under which it is held.
Any dispute over the deposit will be arbitrated by the scheme administrator. The independent case examiner will decide on the distribution of the deposit after hearing both parties side of the story and will issue their verdict and the deposit must be distributed in line with this.
Taking an inventory
When you move into a property, if it is fully managed, we will take a full inventory of the items in the property and a note of their condition. You will be given a copy of this for your records. Keep it safe, because it will be referred to when you leave the property at the end of the tenancy, to see if anything is missing or badly damaged.
