But we will not advertise a property until it has been GAS SAFE gas safety certified, and inspected for electrical and furniture fire safety. Property matching
When we first meet you we will take some brief details about you and the accommodation you are looking for, and search our database to find suitable properties for you to view.
Property alerts
If you are looking to move some time in the future, we will log your details and contact you as suitable properties become available. We offer an SMS service for those who would like to receive text alerts of new listings.
Accompanying you on viewings
We will show you around any property you are interested in, and answer any questions you may have honestly and fully. We recommend that viewings take place in daylight hours, so you get a really good look at the property and the neighbourhood.
Depending on what you want to see, we will book out enough time with you to show you a number of properties that fit your criteria and try to ensure we find you the perfect property.
Checking properties for health & safety compliance
All of the properties on our books have the required certification for health and safety - such as GAS SAFE safety certification for gas appliances. In fact, we will not advertise a property until all the appropriate checks have been done.
Arranging contracts
We will draw up the Assured Shorthold Tenancy agreements with your landlord, and provide you with copies of all documentation.
Managing deposits
We will also ask you to pay a deposit to be held as security against any damage or breakages. The deposit money will be returned to you when the tenancy is ended, assuming there are no damages or breakages to pay out of it. The deposit money can not be used as your last month's rent. In line with current legislation security deposits will always be registered under one of the tenancy deposit schemes ensuring your money is safe at all times.
Taking an inventory
When you move into a property, if it is fully managed, we will take a full inventory of the items in the property and a note of their condition. You will be given a copy of this for your records. Keep it safe, because it will be referred to when you leave the property at the end of the tenancy, to see if anything is missing, damaged or broken.
Recommending insurance
